We had this question in from a current Quick Paint Rate user.


When using Quick Paint Rate, why is there such a big difference in painting rates for a standard commercial project compared to a multi plot residential project?


Answer:

When using Quick Paint Rate to calculate rates for ceilings and walls, there is an 'Large Residential Developments' option box which can be selected if you are pricing large housing developments (like the ones done by Persimmon, Berkeley Homes, Taylor Wimpey, Bellway, Barratt, Countryside etc.).


These projects are normally done by subbies on price and the mist coat is nearly always airless spray applied.


If you are pricing this type of job on a main contractor bill of quantities or your own measure, you need to use rates that are much lower than usual commercial emulsion rates. If you don’t, you will struggle to secure this type of project.


I know the rates seem low, but trust me, the ‘subbie’ price they equate to will be fine and competitive.


NOTE:  DO NOT SELECT the ‘Large Residential Developments’ option for any other type of commercial painting project: This option is specifically for pricing large housing developments.
