Painting Contractors: Pricing Painting to Windows from a Bill of Quantities: The Pitfalls!!

Some of you may be pricing painting projects to a bill of quantities supplied by the Building Contractor.  Here windows are measured in m2.


The problem is, under the New Rules of Measurement, when measuring painting to windows, the quantity surveyor no longer has to tell you the average pane sizes of the glazing, so they will give this typical description:


'decoration to windows, both sides, IRRESPECTIVE OF PANE SIZE'


This differs from the previous rules of measurement which required the QS to separately measure windows according to 4 categories of pane size ranging from large panes, medium panes, small panes and very small panes.


This gave the painter a chance to vary the rates, because as we all know:  The smaller the pane size, the more cutting in and the longer it takes to paint the window:  Hence, a higher £/m2 rate is needed when pricing.


So what do you do, with windows measured under New Rules of Measurement, where average pane size is not given?


Well, my advice is:  Have a look at the elevation drawings/or visit the site to see what the windows are like, or if this is not possible, simply use the highest window £/m2 rate in Quick Paint Rate to make sure you are covered.
