How to Price Painting to Doorsets (door and door frame combined)

Yesterday, I had a Quick Paint Rate user asking about costing painting to DOORSETS.  He had been given a bill of quantities, but the doors and door frames had been listed as:


1.    Single Doorset; painted, both sides:  20no.
2.    Leaf and Half Doorset; painted, both sides:  10no.
3.    Double Doorset; painted; both sides:  4no.


You do sometimes get this where the QS has not measured the items in accordance with the New Rules of Measurement.  

It’s easy to cost, but you need to do a little bit more work.  


Method:
1.    Firstly, you need to work out the area (m2) of both sides of the door and the length (Lm) of the door frame. 

2.    Cost of painting door (painted both sides) = m2 area of both sides of door X  £/m2 rate door rate (using Quick Paint Rate)

3.    Cost of painting door frame (painted both sides) = Lm length of door frame X  £/Lm rate door frame rate (using Quick Paint Rate)

4.    To calculate the total cost of painting the doorset, you ADD the cost of painting the door and cost of painting the door frame together.  It is this total amount that gets inserted into the bill of quantities.



Note:  Doors, whether they are single, leaf and half or double, come in different sizes, so you have to make an assumption on the average size of these doors.

Door heights are generally around 2m.  Widths can vary considerably, but I would assume an average door width of 0.90m (900mm)

You now need to work out the m2 area of the doors and the linear metre (Lm) length of the door frame.

a)    Area of door (painted both sides) = 2 x 0.90Lm (width) x 2.00Lm (height) = 3.6m2
b)    Length of Door Frame = length of 2 sides plus width = 2 x 2.1Lm (height) + 0.90Lm (width) = 5.1Lm



2.    Leaf and Half Doorsets:  Finding the door area and door frame length
Door heights are generally around 2m.  Widths can vary considerably, but I would assume an average door width of 1.450m (1400mm)

You now need to work out the m2 area of the doors and the linear metre (Lm) length of the door frame.

c)    Area of door (painted both sides) = 2 x 1.45Lm (width) x 2.00Lm (height) = 5.8m2
d)    Length of Door Frame = length of 2 sides plus width = 2 x 2.1Lm (height) + 1.40Lm (width) = 5.65Lm



3.    Double  Doorsets:  Finding the door area and door frame length
Door heights are generally around 2m.  Widths can vary considerably, but I would assume an average door width of 1.80Lm (1800mm)

You now need to work out the m2 area of the doors and the linear metre (Lm) length of the door frame.

e)    Area of door (painted both sides) = 2 x 1.80Lm (width) x 2.00Lm (height) = 7.2m2
f)    Length of Door Frame = length of 2 sides plus width = (2 x 2.1Lm (height) + 1.80Lm (width) = 6Lm
