Tendering and Estimating for Painting and Decorating Contractors

Introduction

Some painting and decorating projects can be cost by estimating how many days a contract will take to complete and then making an allowance for materials. However, for many projects, the only way to accurately price is to measure the works and apply unit rates.Increasingly, Painting Contractors are being asked to price projects from drawings provided by the Architect or Principal/Main Contractor. The Painting and Decorating sub-contractor is expected to measure all the painting and decorating items of work from the drawings and calculate the overall tender price from the resultant bill of quantities. In the UK, all types of construction works, including painting and decorating, are measured in accordance with a set of measurement rules called Standard Method of Measurement (SMM7) or New Rules of Measurement (NRM2). It is therefore critical that Painting and Decorating sub-contractors are able to measure painting and wallpapering works in accordance with SMM7 or NRM2 from drawings either provided as ‘hard copy’ or electronic formats (pdf, dwg, dwf, CAD, tiff, jpeg etc.)

Some projects may be initially priced from a bill of quantities provided by the Client or Principal/Main Contractor, where the Painting and Decorating sub-contractor simply inserts his unit rates in order to calculate the overall tender price. Therefore, Painting Contractors need to understand how to calculate unit rates for all types of painting and decorating works.
